You need to understand the market, advertise to buyers, show it in the best light, know what to say and what not to say, be skilled at negotiation, understand contracts, and much more.If you don't know how valuable a good agent can be, it's because you've never used one, or they made it look easy because they are skilled. 

This access allows them to match investors with the most appropriate lenders, often resulting in favorable loan terms that align with the investor’s financial capabilities and project timelines.Moreover, a skilled private money broker excels in navigating the complexities of securing financing.

Valuing your time and understanding your limits and skills will make a big difference in the equity you build, the quality of the work and your sanity. 

Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict. 

Think about the extra income you need on top of that to pay for retirement(if it's just quitting work early),  medical bills, and unexpected expenses.
