With permit, benefits are 1) get depreciation and other tax write off benefits since it’s a permitted investment purpose ADU, 2) probably better for resell value, 3) have a separate address and don’t have to bother sorting out mails for our legal tenant, etc. without permit; benefits are 1) no hassle to get the permit, 2) no permit fees, 3) no tax on rental income (as it is more like a “roommate”)Has anyone gone through a similar situation before?

Jason Stofer if you make that kind of money I’d recommend stop spending it on direct mail and pay down debt, especially credit card debt.The whole “find a deal the money will come” is often wrong.

-I had the benefit that he knew other contractors I had worked with so I told him he can talk to those guys to ensure I have always paid on time and treated them right.At the end of the day, it doesn't hurt to remind him it's a competitive market and others have accepted these terms.
