Hi @Cindy Chan,I work very closely with @Ryan Hall, his work and communication is phenomenal.

In other words, not resold to the government so the bank had more flexibility on the condition.I look at the original commitment letter and it states "xxx amount will be advanced at closing for the purchase of an investment property, and the remaining balance of the loan to be placed into an escrow account to be disbursed as improvements are made".No points, and only one closing, so I don't have to deal with a short term HML that I have to refinance in under a year.Hope that helps!

So they have to tread lightly/smartly in order to get paid! 

I closed a deal from a BP lead this year and paid for the whole trip.  

You’ll sign a piece of paper at closing saying you plan to live there ], usually within 30-60 days.

Those students just closed that deal btw and they are also working on closing their second.

In davidson county most people book an STR to be close to downtown or at least close to somewhere cool as a secondary priority (like 5 points or 12 south for example).If you have an STR in white house it's going to need to make up for location.
