I do believe some are truly altruistic, to a certain level, and truly believe in what they are offering.  

It should be pretty accurate - high level data sites are not always going to be perfect, but should always be directionally correct and AirDNA has a pretty strong track record. 

The answer to this will come down to comfort level, funds available, and strategy you are looking to implement. 

These are things at the high level I want to be looking at for all my real estate purchases.
