If there is mold, it will usually be A) on the subfloor exterior, joists, and insulation in the crawlspace, or B) in any areas of water damage/water leaks inside the walls, behind tile in bathrooms, etc.

I started with an afternoon every other week, which was changed to an afternoon every week.So I put issues into 3 buckets: emergency (a pipe is leaking), within 24 hours (toilet running), and non-pressing (a door is not closing on its own), which is where most things landed and are handled that way.

The example you give and I have to believe with those facts the GPs are boxed into a corner IE they need to keep raising money or selling guru plans so they have cash flow since their LPS are leaking oil so badly.

I'm just thinking it's better for the bank because I might have to move out due to financial reasons, and then the property will be sitting here vacant, leaking and with a developing mold problem that will go from just one wall to the entire house if not taken care of.

Otherwise they will continue to pay yearly taxes and maintenance costs, and not be able to foreclose the property as it will sit here leaking and falling apart and the mold continuing to spread.

It appears to be marketed as a product that not only is a full roof solution like I would think of as a new rubber roof, but would address leaks and flaws in the existing roof such that the existing roof need not be torn off and replaced.

As many others have mentioned, it does seem very likely that an adequate walk-through/turn was done by the PM company as well as it may be possible that they also have a poor contractor that is not fully resolving issues like leaks the first time around.
