Regarding getting started, I recommend finding an STR owner who's overwhelmed or just worn out with managing their property, and perhaps who's also not using a dynamic pricing tool, and then offering to manage it for a very small cost. 

its unfortunately not going to be as easy as googling, but that might get you a list to start with and refine.  

I've done a lot of research and even worked on running numbers for certain options (just as an exercise), but I'm now looking forward to jumping in.

This sudden jump in rates has not fully caught up with market cap rates yet since especially in the commercial and multifamily property markets, transactions typically take 6 months to transact, creating a lag effect between interest rates and market cap rates since interest rates adjust daily.

As a investment property lender we saw a lot of success with flips but an even bigger jump in BRRRR success with borrowers holding as long term and short term rentals.
