I was overconfident after successfully doing numerous value add rehabs when this spring we took on a rehab of a little unit that was listed as built in 1901 (I believe it was really built in 1920s and 1901 was used because they did not know when it was built).  

A good Accountant or Bookkeeper will work with you to tie out all your accounts and let you know any issues or advice as it comes up throughout the year.I would be more than happy to chat with you more about your finances, I was one of the few Bookkeepers to be invited to BiggerPocket's Financial Service offers and have been working with them on ways to improve it as I help more and more investors with their Books. 

Doing both flips and BRRRRs, if possible, would prevent you from locking up too much liquidity into a deal or numerous deals, thus allowing you to continue to scale.

It happened numerous times after that.

Plus if you are worried about the seller damaging the place, then inviting contractors in to do work is asking for trouble...redoing the roof immediately after closing is completely doable.

After researching further though on social media and then criminal records I found about 12 previous arrests and numerous convictions burglary, theft, criminal trafficking, molestation (don't think convicted), battery. 

She ended up inviting me inside, and we talked about her wishes for a different agent, which was surprising and even a bit wild, considering I had just gotten my license and had no business cards on hand.

I've seen numerous courses offered on Youtube but I am a little sceptical of those.
