As of now, with estimating every house at 75K ( I figured high) with the interest at 7.5%, paying all taxes, muni fees, waste fees, and the salary of the manager at 35K a year, I would be netting 6K a month with the current layout.

It's too non-intuitive

I added a decent amount into the house (new paint, new hot water heater, brand new kitchen, better layout) but I’m not sure if that’s enough for me to appraise for 20% equity. 

Make sure your description is very clear, lay out the rules there.

A properties usually are completely rehabbed with a layout and location that is appealing to everyone. 

If you are asking what you are looking for, you either need to learn some accounting 101 or hire someone to layout for you.

Andrew, comps can be hard in Chapel Hill with less volume to go off of or in your case maybe a specific floorplan layout.

Out of curiosity why did you decide to go with this specific layout? 

Chrome on mobile is clunky enough but BP banners, ads and layouts make it almost impossible to see what I type, answer questions etc.
