Any contractor can work on any rehab project but just because they "can" doesn't mean they have the knowledge or understanding of the unique nature and intricacies of the rehab loan guidelines, paperwork, timelines, compensation structure, etc.

you might be right. i have no clue as to the intricacies of such an arrangement. i've only heard of it as an option given the right scenario. i'm thinking i at least need a bank involved to set up the payments...and probably a real estate attorney create the terms/documents.

Again, as an initial investment I think it makes sense to be close to the property and I know the intricacies of all of the surrounding areas very well which should help eliminate some variables.
