Washer/dryers are often abused, so there's the initial cost of purchase and the risk of increased repairs.

The structure of the business is changing behind the scenes, but the ownership of the accounts by the business remains the same.IE if the guy who created the "Vacasa" account on Airbnb/VRBO leaves Vacasa, they don't have to start over with a new account just because the guy that initially created the accounts left. 

Much of the information in these reports is self-reported and not verified. 

Caring about the quality of the housing you offer and the way you treat tenants, does more for tenancy success than caring about their source of income (assuming it is legal and verifiable, which S8 is).

I'm certainly looking for some cash flow but from my initial analysis, it usually is around the 5-7% mark in terms of CoC return.

A good PM can assist with initial analysis and either help you buy or knows someone who can help you buy.
