I'm typically the bank (Although not always) hiring asset managers to keep mom and pop investors from blowing up my phone wanting side deals before they hit the market, because I get tired of having to explain to them that my job is to expose my bank owned property to the highest possible buyer pool, so that I can get the highest possible return, which is in direct contrast to your objective, which is the get the best price possible on a property without having to compete.

. $45,000 of the average person's gross pay.Facts are, unless a realtor is walking neighborhoods, knocking on doors to find a seller, the agent that is most likely to sell a property in the Buyer's Agent and they're all looking at the same menu of homes that thousands of realtors and consumers access directly of indirectly.

It is unlawful for any licensed real estate broker, or broker-salesperson or salesperson to offer, promise, allow, give or pay, directly or indirectly, any part or share of his or her commission, compensation or finder’s fee arising or accruing from any real estate transaction to any person who is not a licensed real estate broker, broker-salesperson or salesperson, in consideration of services performed or to be performed by the unlicensed person.

IRS rules prohibited any direct or indirect benefit for such person from his/her retirement account, and as such you are not allowed to furnish any service, goods or facilities to your 401k:https://www.irs.gov/retirement-plans/plan-particip...While in some instances it might be possible to get into an investment together with a disqualified person you must be very careful!

No, Tom is considered to be a "Disqualified Person" to his IRA and now allowed to receive any personal benefits from the IRA (getting paid commissions would be considered indirect benefit).

Also, you can never mix your own cash and your SDIRAs funds, nor can you and your SDIRA 'indirectly benefit each other'.
