We know that investing in real estate means building a business that incorporates the right investment strategy, tax & legal plan, financing, retirement planning, insurance & estate planning. 

Here is what we have found and I will probably catch some heat for some of the things I have to say, because it does not sound "investor-friendly".

How did you incorporate the funding fee PLUS the closing costs?

Picture the BIGGEST graveyard in the world, stretching as far as the eye can see, horizon too horizon.

Always keep an eye on interest rates to optimize cash flow and return on equity. if you switch to long term hold investing, you'll want to see if equity stripping is a strategy that works for you. 

The only pros who will be replaced are those that fail to incorporate AI into their work.

Highly recommend starting close to you so you can get eyes on the property if you do decide to purchase a true rental. 

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..  

Eventually, the community begins a downward spiral, and becomes an opportunity in the eyes of a redeveloper intent on maximizing the value of that parcel.

I’ll keep an eye on the Sherman Dennison area.
