I am starting with a small budget(100k-120k) so trying to understand which neighborhoods I should focus on, would love to get recommendations if you have :) I live south of the city and only like to go about 30 minutes away from home. 

Right now, my focus is on leveraging my degree and skills to land a higher-paying job, increase my annual income, and ultimately grow my net worth.Real estate has always been something I’ve been interested in, and my long-term goal is to start investing in both real estate and retirement to build financial security.

It’s incredible what you can accomplish when you focus on creating value and solving problems in real estate.

I am an investor myself and also own a real estate brokerage with a hyper-focus on working with investors.

You should only be liable for tax on any appreciation since you inherited the rental (minus the cost of your improvements). 

Focus a lot on the kitchen counters, hard surfaces.

As you're just starting out in Austin, focus on learning the local market, particularly areas with good rental demand and lower entry prices.

Gain is your net sales price minus your adjusted cost basis (purchase price plus capital improvements minus depreciation). 

.- Working a W2 as a firefighter, posting and consuming content- Leaving my W2 to dive deep into real estate investing and working as an agent... and still watching/posting content all while business was ok - Deleting social media apps (one have one on my phone that I use 10 minutes or less a day), diving deep into building my business and skills which have drastically increased due to pure focus and increasing my business significantly- moral of the story... focus on the things you need to do in business (dollar productive activities) and life experiences while reducing consumption will increase your success
