I would have a conversation with the tenant to see if they know what they are doing, allow for inspections and impress upon them that if anything does link I want a call asap.And of course - charge a pet rent.

My impression of these DST's are as follows: They are the easy way out of making a 1031 exchange with out the pressure of a replacement property in 45 days.They provide steady returns with no hassles, but generally low like 5-6 percentThey offer diversification of asset types.The cons are the fees to get into them and they are syndications that you don't have control over.

I would advise against renting single rooms simply because a new tenants first impressions of the people living in the other rooms will be biggest deciding factor as to whether they sign a lease or not.
