@Victor Yang I am not a CPA but you cannot take passive losses (real estate activities) to offset active income (W2) unless you make under a certain threshold from your W2 (I don't recall the exact salary).That being said if it is turnkey and you can't value add to create rent growth then probably not worth it at the price

There's so much growth potential in Columbus Ohio and the best way I can characterize this market is it provides good positive cash flow but amazing appreciation potential.

There they are seeing both a great job market, a number of large employers moving in, and are still in the top ten of population growth nationwide. 

Historically this property has cashflowed, but not yielding an annual amount that's really making a high impact towards overall business growth ~12k per year.

Long-term growth and customization are where WordPress shines, though.

A lot of my out of state real estate clients really like this market because the macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here.
