The potential in the short-term market is the icing, but it has to work if/when our national economy slows down. 

You can always be safe and go with an off white or cream.

If property appreciates, then that is the icing on the cake.

And the icing on the cake- if your not using a buyer's agent, the listing agent just takes the full commission (6%) for the property.  

Are maintenance costs higher in general due to snow and ice?

You might need to brace yourself for some (more) hard-hitting responses suggesting reality checks.My own advice is: please do NOT rely on turnkey providers to get you closer to your future goals, for the simple reason that ALL the cream will already have been taken out of any profit, by you buying properties off THEM!

I hope not mine.Its not surprising Turkey investing isnt all peaches and cream.  

I read a few of your other posts where you mention that Turnkey providers take all the cream away from a deal before it gets to you?  

-I constructed my team to consist of the cream of the crop Property Management Team in Dallas, a partner that owns and operates 200M in Real Estate, and I moved to the city that I invest so that I can submerge myself in the market... super check.I don't think that the credibility and experience I've amassed is anything special, but I do think that it sufficient enough to entice warm traffic for a conversation about investing with us..By warm traffic I mean family and friends who have consistently asked that I let them know when I get a deal that they'd be able to participate in (and my goodness what a deal this is). 

Some like to call it, "icing on the cake" but, it's not like we can't make a reasonable projection of what it'll be say, 20 - 30 years from now so we prefer to call it, "putting your money to work for you".
