- I think that without being able to answer "YES" to that question, it would be too risky for external investors to jump in the deal.The "deal" is all about the huge numbers you're projecting and that can only be achieved (assuming your projections are accurate) in the short-term rental model.

You made me open my eyes now how significant it is to pay attention to the historical cap rate @Immanuel Sibero   I realize that the cap rate is subject to external factors such as the economy and interest rates but I am interested to hear anyone's experience good or bad who bought primarily for cash flow at a lower cap rate but historically it is at a igher rate.

You still need insurance and umbrella insurance, so what @Ashish Acharya and @Dmitriy Fomichenko is valid, but 1. insurance doesn't cover you in all scenarios and limits and 2. is not doing anything for you in case of an "external" attack (as with the case of a malpractice lawsuit).You might be able to get the FHA loan and then transfer the property (with a warranty deed!)

And then once I check off all of those boxes, and once I sell the property, I get to wait for four or more years for some internal or external auditor or regulator to make sure I did everything right, and make sure I did everything the same way as I did for every other one I did.
