If I drive around and look at other rent comps in the immediate area, the other rents are either AT or LOWER than the rents on this property, and this property isn’t nearly as nice as the surrounding apartment complexes (due to nice gyms, pools, etc).

When I'm not working or learning, I'm usually at the gym or enjoying being outdoors with the family.  

You need to sit down and map out all the known events that happen throughout your day (For example: gym at 6:30am, public speaking class at 7:45am, lunch at 12pm, etc.)

I have bought and continue to read a number of BP books and spend every morning on the commute to work and on the treadmill at the gym digging through the podcasts.

I pay some high amenities for the area but everything is there from a gym to a pool and trash service.

We added recess lighting, got the laundry inside the house, converted the extra room into a gym and also painted the whole house including the tiles in the bathroom (since me and my girlfriend were experts in painting from all the experience we had from the back house).All of this costed about $30k.

They know seniors are on fixed income so the rent price tend to be cheaper and if not, most times the amenities like gym, laundry, electricity or gas are already included in the rent. 

(its currently about 4K with an unfinished basement) and have an indoor pool, sauna, gym, and theatre (and we are planning on adding a 5th bedroom possibly).

Also we could offer amenities (pool, gym, etc) at a minimal cost to help justify an increase in rents.
