Might be tough from area to area, but I typically find that homes built before 1950 that were converted from single to multi family are 9 times out of ten - a full gut rehab and way too expensive for first timers.

You can still find a place that will do 15% cash on cash if you are patient.The real opportunity now is if you have the guts and budget to take on projects in the older inventory of homes here.

It's a good location but an overwhelming rehab just beyond my experience; sorta a full gut/ or the basic kitchen, bath, flooring and paint remodel.

I've done it all... buying tenant occupied, doing BRRRR's, section 8, doing full gut renovations, etc.I also help clients do these things from out of state.I lived in Troy (just outside Detroit) from 2017-2022 but I'm back in California now.
