If you are worried about transition from Canada to US you can use a DSCR loan program. 

This is required for most landlords in the city, as part of the rental property registration program.

This criteria is for 1-4 and 5-8 unit programs.

There are different programs for 1-4 units, 5-8 units, and so on.

You’re just throwing money at the government. 

Not a ton of young professionals except in government roles (Carson City's largest employment option), or if they want a slower pace but are still willing to commute to Reno. 

There are programs to find solds so that would be a good idea but an agent can pull directly from the MLS.

Some programs will do the full LTV that a long term rental would have and some lenders will reduce the LTV by 5%.

No one is perfect though in RE if your doing volume your going to have a few that are bummers but at least in our program there is control.. not this feeling of helplessness when you hand your money over to a syndicate and they go dark your totally out of control of your funds..
