I've seen several other lenders reply in this chain, including myself, who could all provide you with rough term scenarios, but first I'd talk with your current broker and lender to see where the real issues stemmed from.

And the one tenant that is paying is gold.

So there are a lot of options - if you have good tenants, they will appreciate it & if you have bad ones, they wouldn't care if you gave them a gold-plated  . . . anything.

Worse, they pollute otherwise reasonable deals by re-listing other, more legit, wholesale deals as their own in a daisy chain-like process. 

Over time, as rents rise and your margins improve, a good PM is worth their weight in gold. 

Equities, stocks, bonds, real estate, gold, silver and everything else is going to increase in nominal value but not necessarily in real value. 

This was not on credit history but on chain of title.
