I'm learning that there is simply no substitute for going and seeing the market for yourself.I do have a question as it relates to the Birmingham sub-markets.

I guess my question is, do I keep the tenants, forgo the rehab for a while and collect the cash flow of around 225 a month and later on down the road decide weather or not to extend the lease and rehab then and find new tenants... 

I have an investor that makes me sign a contract with a $100 a day penalty for going over.

@Cole MitchellYou can certainly sell an asset by an S-corp to the shareholders as long as the sale is at an arms length transactions.The questions is should you.If you plan to acquire it in an S-corp(you will be forgoing the section 121 exclusion which you said you are okay with) if you are going to just sell it within a year - you should just sell it directly from the S-corp.Transferring the property from the S-corp to you personally and then eventually the buyers will cost more in title work.

Who's to say they won't place a better tenant than you could at a higher rent than you could.I forgo all of that for the fun of self managing.

Ask the dumpster company how much weight comes "for free" with the dumpster, and what the cost per ton is for going over that weight. 

They are looking for go-getters that will call and bug them to be let in.

That was my only reason for going in that area.
