Investment Info:Condo fix & flip investment in Las Vegas.

I recently purchased a property with the intention of doing a fix/flip.

If the leases end up in the realm of where we believe they will the value of the building will go up a good amount and we will have close to 1 million in equity.  

The buyer representation agreement states that the buyer commission amount offered by the seller (usually 2% to 3%) is credited/refunded to the buyer.

Whether it’s buy-and-hold, fix-and-flip, or short-term rentals, there seems to be a lot of potential here.For those already investing in the area, what have you seen?

They require the same amount of attention as everyone else and we are one entity....Not everybody dances to the beat of your drum.

I’d fix it up and list it to sell after I’d been there two years to take the gain tax free.

I wanted to see if anyone is familiar with or can recommend paid mentorship programs or coaches for small multifamily unit investing (2-4 units).In my research, I’ve found that most mentorship programs or resources I come across are geared toward large syndication apartment building purchases or other types of investments, such as short-term rentals, medium-term rentals, single-family homes, Section 8, or fix-and-flip projects.

Pyment is $1,054, but $625 is interest.If you sold current house and bought new one with same mortgage amount, but current interest rate of 7%, the payment would be $1,663, interest amount $1,458.So, the interest cost difference would be $833 month!
