Find a motivated seller in that area you can buy from at a good price, tack on your assignment fee, flip it to a cash buyer and get paid.If you see from your MLS search that cash buyers ate paying $50,000 for 3 bed 1 bath homes in a certain area, then you know the price you get a property under contract for plus your assignment fee need to be no more than that amount.

turned the dining room into her master bedroom as she could no longer get her huge frame up the stairs.Then had the washer & dryer plumbed into her new master bedroom so she didn't have to negotiate the stairs to the basement.But always paid on time including rent increases for 4 good years.I am also convinced she cooked & ate our resident groundhog.

Sounded like that guy was trying to get a shark to leave him alone by offering it more blood. shamehe did get solid advice here though, probably didn't have the spine to implement it..and the contractor ate him alive.

It was then that things were done right, and EVERY gc or sub I ever was around NEVER followed code to a tee, or were even there half the time, if the end result was unmeasurable, undetectable, or unseen, which a TON isnt, they just cared that what was visible at inspection points was up to code.When I DID pull permits,I always passed inspection.

If they are two separate parcels you can leverage this for a better price and start indicating that you are only interested in one of the properties instead of both.... here’s a hint.... you should tell them that the one that’s closest to the street is the only one you ate really interested in....Watch how fast the seller offers you a package deal.
