The main reason is rent growth has exploded in the three major urban cores Oakland, San Jose and San Francisco since 2010; averaging 6.25% YoY according to RealPage.

One good example of this is that the new 74 (Independence Blvd) opened and suddenly Idlewild area exploded because there isn't one stoplight between uptown and Idlewild anymore.. it flows well, and we've seen prices triple in that area since 2011.

It seems backwards to me, but those facebook ads and late night infomercials of people sitting on the beach sipping cocktails while their bank account explodes are very tempting I guess...
