The cities that will thrive are those that will erect seawalls, manage forests, build homes and businesses efficiently to ever improving seismic and energy efficiency standards, manage growth reasonably and provide a safe environment for raising kids. 

Our inspector wanted to see the project twice: once to see that the beam was erected exactly as specified in the plan and again to see it fully sealed in with sheetrock.

They are built on top of piers, with the flooring truss system on top and the home gets erected from there.

I'm in the Philadelphia area and I'd like to explore different options such as buying or leasing land, erecting a billboard, then reaping the benefits of the insane low-maintenance monthly cash flow.

@Peter AlbaneseYour actual Building (not erection or concrete) will only be about 1/3 of your entire project.Look for the manufacturer whose building you like the best, their paint jobs look good 20 years down the road, they have a distributor in your area (not necessary, but helpful if someone local can do maintenance on your building). 

Jumping through a lot of hoops for the buyer's lender is a recipe for more hoops to be erected to jump through.

It is a two flat but the second floor does not exist and so I would have to build out a staircase, put in the floors on both the main and second level, and obviously erect walls to divide up the rooms..etc..I'm new to rehabbing so I asked my manager if she ever had to put in completely new floors and she said she made an addition to her 2 lvl house by extending one side of her home, and it costs around 200k, at around $100/sqft.

I would not personally pay a local architect to design buildings when the kits will cost less, erect more quickly and make your live immeasurably easier.  

I had somehow managed to remain oblivious to the fact that neighbourhood association and, in some cases whole communities, banned clotheslines for aesthetic reasons until about a decade ago when friends of ours moved into a new subdivision and erected one.They eventually challenged the neighbourhood association and were allowed to have the clothesline if the neighbours adjacent to their property did not object.  

However, I would own the land and building that I'd be erecting for the daycare, which is nearly $1M in value.
