thanksBill In theory there shouldn't be any entry points in the house for mice to get in, ie you could live next door to a mouse breeding farm and there shouldn't be any inside your house.

If you want cashflow.. look for markets with low entry prices and higher rent averages.

This is just markets behaving normally, Austin was my first target two years ago once I got wind of the permitting and homebuilding we saw the long coming in and whether it was 2,3 or 4 years the entry point was way in front of us.I don't know if anyone gets "use to" 7% rates without home prices behaving and/or wages responding appropriately.

So utilities, roads, drainage, entries and other infrastructure costs are lower than in a suburban development.

Getting into multi family in PHX is a bit of a high barrier to entry and the number of options you'd have are super low. 

You should check if the bank feeds work with your bank otherwise, it's a deal breaker unless you don't mind manually doing the data entry.

That is a really low entry price for sure.

Learn to outperform the market by looking at property entry values and resale values based on improvement.

Apparently this is an issue that other investors have faced as well, because it requires a bank manager to do a minor workaround with a field entry in the system in order to make it work.
