Look at all of the big stuff when you go through- Roof, wiring, furnace ( I just spent $2,500 getting a new furnace in, and did the ducts myself) , ductwork, insulation, windows, cabinets.. flooring..

Here's what I'm looking at:10 units 9 2bd & 1 1bdOffer price - $125k*Currently vacant*Needs roughly $60-80k in work- There is only sheetrock, plumbing, electric, and subflooring- I'll need flooring, doors, trim, casing, paint, appliances, cabinets/countertops, light fixtures, duct work for existing HVAC units, other misc. itemsI'm in the process of getting a few bids for the work, but it'll be at least $60k easily.Here's what I'm thinking in the way of financing:20-25% down, commercial loan (if they'll loan on a vacant property needing this much work..????)

@David FernandezTechnically your boiler is an HVAC system (heating), but I gather you are contemplating replacing the hydronic heat with forced air.If the property is in an environment where there is a significant cooling season, then the extra cost of switching to a central air handler (i.e. heat pump w/ ancillary gas for additional heat), removing the radiators and lines and installing ductwork may make longterm sense.If there is not a significant cooling season, then it would be far more economical to replace your old boiler with a new high-efficiency condensing gas boiler (~95% efficient).

Sunny Malhotra$300K sounds exorbitantly hight for conversion of a heating system, even if it includes running ductwork or hydronic lines to every unit.Can you tell us a little more about the existing heating system?
