We get distracted chasing deals around rather than making a deal. 

Get a good plan together to acquire your first property, stay very focused on that goal and try not to get distracted, it can be all too easy in real estate investing to get distracted.  

Stay focused on your end goal, it can be easy to get distracted by strategies and not actually take action. 

Just make sure you are good with online classes because you can be easily distracted as it has no entertaining aspects to it.  

I really just began using the platform again over the past several weeks and it's still as valuable as it was before life distracted me for a bit.

Most renters kind of despise landlords and are more likely to hole up and 'make' them move.Coffee with the person in a meeting with no distractions is probably your best bet.
