The garbage dispenser was also fairly new and they clogged it so we reset it worked for a couple days and then had to buy a new one.

Slightly off topic, but one of the things I've learned in the business world is that everyone dispenses advice based on their own personal experiences, which can be skewed.

For example I put a towel folded nicely and a soap dispenser in the bathroom.

Don't slug your way through it and think that having done so means you can dispense with hiring a lawyer if you are going to deal in financing and notes, because that would be stupid.

A prime example of this was when the filter for the refrigerator water dispenser cracked and leaked onto the floor causing some damage to the vinyl floor.

I ended up using it for the water dispenser on my fridge.

Same thing with the shower curtain rod and toilet paper dispenser holder. 

Give the resident a shower caddie.Don’t install toilet paper dispensers.

best wow factor usually comes from stainless steel. many suggest avoiding ice makers and water dispensers because its one more thing to fix when it breaks, and worst case scenario you end up with water damage. why risk it?
