Buy the pump, get a 55 gallon plastic drum, cut it in half, drill a bunch of holes in it (big holes), dig a big hole in the ground in the crawl space about 6 inches deeper than the half barrel, pour 6 inches of gravel in the bottom, put the barrel in, pour gravel around the sides, set a solid concrete block in the bottom, set the pump on top of it, run your hose downhill of the house, plug in the pump and test it out (use a hose to fill the barrel).

The inspectors made us remove cabinets, cut holes in drywall, and dig a trench in a finished basement so they could inspect.

Most affordable multi families are in the east side of the city, Gintar park, Barton Heights, Chamberlain area, you can occasional dig a gem out of the area, but I wouldn't be prepared to say that is where the money is going to be made.

My last purchase the county still got it wrong and sent the "automatic" homestead card - once a homestead is applied they don't have the home owner fill out for it again - it's automatically done - at least in my town.You have to dig a little deeper to make sure you know the potential taxes you will incur.
