Expensive and desirable aren't synonymous.

There is much to learn: pricing, marketing, screening, contract law, lease enforcement, late/unpaid rent, property abandonment, squatters, maintenance, tenant neglect or abuse, communication, and 417 other things.Buying a decent property but not managing it well can impact your finances, marriage, sanity, physical health, and desire to invest.

With 28 properties, am sure the decision to focus on this full time will yield desired dividends.Congrats again

You aren't touching anything on the Roaring Fork for almost any price, no matter the square footage.Location is king, because location equals desirability, and desirability translates into more rental demand, and in some cases, substantially more.  

When the transaction closes, the purchase is funded, and we set aside additional funds in an escrow account to pay predetermined professionals to make any required or desired repairs or upgrades to a property AFTER the buyers settle on the purchase transaction.

The desirability of a neighborhood changes from block to block and crime is generally higher than neighboring suburbs.  

Aging reports would be another avenue to explore, but again, may not even have these.Lastly, while maybe this property is in a desirable area of town with strong demand from highly qualified tenants, but I get the impression this is a rough part of town, with very limited demand from tenants.

Real estate is local.The value is just fine here, as it is one of the most desired locations in the Côte d'Azur, and being next door to Monaco, which is one of the wealthiest places on the planet.
