I am also curious how folks are dealing with appraisals as appraisers don't view these properties as duplexes and I've heard of investors having issues with cash out refinances not hitting their target values where had the home been designated a duplex (lets say in a two detached property scenario) it would have easily appraised in their target value.

It took new construction costs from $800-2500 down to $325 / SF and instead of 2 years it can be done in 8-12 months (design, permits, fabrication, shipping, and erection) depending on how much homeowners customized the standard plans.

I interviewed another Syndication and appreciated the fact they said 1) They never lost any of their investors money 2) They aren't currently entertaining deals until they are more solid on the market's direction.  3) their Exits are designed much shorter than ODCs.
