They try to act like a servicer and broker at the same time (these are not owner-occupied so not as much red tape) but in reality, they are just a broker that pairs a borrower/flipper/landlord with a lender. 

The 3 issues you described are all fairly large red flags, especially for someone's first property.

So to that end they are new to the game never went through a deep downturn cycle.

Dressers with a nice clean look that have deep drawers and smooth rollers are well over $1K and often close to $2K.

I am pretty much expecting red tape but hoping to be surprised. 

I REALLY like that he asks deep questions and constantly probes his podcast subjects.

It's a huge red flag if they don't.
