I personally only use TN LLC because I am diligently maintaining all corporate formalities and staying up date with state LLC laws, this is my personal choice but again.. this all depends on your specific risk tolerance and investment situation.

I've been stuck with a winter vacancy before and it's very difficult to fill. you can't avoid a tenant that breaks a lease, but you can reduce vacancies during challenging months by setting your lease dates appropriately. hopefully the end of winter brings you better luck. 

One of the reasons I went with the PM I did was because they posted what they charged on their website, so it was transparent and everyone gets charged the same.

I don't mind setting things up on platforms like AirBNB and VBRO and even setting up my own website for direct bookings. 

To date, I don't prefer to work with contractors directly as an OOS investor. 

There is a multi-unit property that I'm interested in purchasing and a USDA loan would be great but all the mortgage websites say that you cannot purchase any income-generating property.
