Being competitive is obviously important, but I think those 3 factors are the most critical. 

I now also offer limited service where I do the guest communications, marketing, and pricing.

Ok, not completely closed; they allow you to push data in, but then your stuck to see and manipulate in a very limited way.For me this is a deal breaker because if you can't quickly and easily check on the health of your business, you are wasting time and stifling your growth. 

If your project has limited amenities - don’t comp to fully amenitized assets with a pool / fitness center / carport and garage parking / etc. 

It's a bad situation when you have a property that only serves an extremely limited pool of potential tenants, i.e.

If you have wall thermostats in the home you can also consider putting in a thermostat which limits the temperature the heat can be set. 

The only real way to do it, as I see it, is to go scorched earth and nothing is off limits.

Aloha Jose, as many have mentioned based on the limited info you gave there shouldn’t be any issues finding a lot of lenders.

I tend to focus so much on the seller’s situation that I sometimes limit myself in negotiations.
