A couple issues with Credit/income on paper.

I looked at Sapphire pretty hard last year, and made a couple of offers there, but in the end decided it wasn't the market for me.

A couple problems dividing a property and selling in a “Timely” manner and then picking exchange properties of equal or greater value than the lots you sale.  

But not married & no kids this is your time to go hard !

But there are a couple things to consider.

Plus by taking long-term debt you have more flexibility (emergency case here) of a couple hundred if you came into financial difficulty. 

Reattach thermostat(why was it off ) but it’s a couple screws.

My wife and I use to live in central GA and in North Carolina but moved out to Arizona a couple years ago.

I own a couple vacant lots and looking to purchase more in a small area. 2/1s in Memphis, as far as I know, are as desirable as in a bigger market.

Now, I’m curious about real estate investing.I have some experience flipping a couple of houses, and although I have a ton of flaws, one of my strengths is being resourceful and assembling amazing teams—I’m always looking for people better than me at what they do— what seems to be a good fit for real estate.
