My initial thoughts are to spend money upgrading the kitchen and master bath; granite countertops, tile backsplash, maybe a pot filler over range, tile shower, extra windows?

Rents for a beautiful student property on Court can be $800-$1050/bed, where middle-condition properties on the West Side (meaning, clean pretty kitchens without granite countertops) will rent for $550-625/bed.

We just fully renovated the property, new kitchen cabinets, countertops and backsplash.

Renovations consisted of lvp flooring , inside outside paint, new appliances, kitchen and bathroom cabinets, new stone countertops , updated electrical and plumbing fixtures, new hvac, and new water heater.

We did a complete renovation on this property that included floors, appliances, roof, hvac, water heater, countertops, and fixtures What was the outcome?

So, if you add granite counter tops...and no comps have granite countertops...then you aren't getting any value from that either.  

As long as the island granite/quartz countertop blends well with an overall design, does it matter what color I get?

Any surface that is porous (not hard like countertops, etc) will need to be disposed of and you will need to clean the heck out of even the hard surfaces.

No Ice Maker - Maybe countertops, light packages, & backsplash.
