I am looking to connect with the investors there as the promotors are continuing to take Asset Management fees to the tune of $450K a year (on top of PM fees) even when their payout to the investors is around $20K a quarter (not meeting preferred) and the overall fund is negative about $450K.

The properties here are cash flowing, and appreciation has been over 10% and will likely continue due to the Micron project.

My question is, what is best way to scale and continue buying properties without depleting all of my money?  

It is a fantastic time to buy for equity, but it will be extremely tough to cash flow as rental prices are continuing to decline.

I just want it to work and be a positive experience because I know that will keep me motivating to continue investing and building my portfolio.

I will continue learning and reading.

That can get you some money up front to continue to build your portfolio and it takes you out of being a landloard and puts you into the position of being the bank instead.
