I dont but doing a quiet title is not a complicated task for any decent RE BIZZ attorney. there is a title company that will insure tax deeds you can google them. its not the greatest and many lenders wont rely on it.. but u can use it to sell to another party if they are not getting a loan..

All of the tax returns and filings can get expensive and complicated VERY quickly. 

Hawaii is more complicated than most people think, but you can crush it there if done right.

In the 2010s we did the BRRRR thing not even knowing that the acronym existed and now we're are in a good, but complicated situation.- The commercial mortgages (all under 5%) are going to start being paid off in the next 1-5 years.  

Is willing to add another person (the gator) to this transition, further complicating it for only $2k - $5k + gator fee.  

If no one, or virtually no one, is seeing it, it's not a judicious use of time to spend all day taking down people shouting in empty hallways.

Agree with @Chris Seveney- people LOVE making their ownership structures so complicated when you can mitigate risk in so many simpler ways. 

It can be complicated at times, but breaking the overall process down in to smaller pieces and taking them on one at time definitely simplifies the process.
