You have to remember that a lender makes money by velocity of churning their money and usually wants to see 20% or better annually. if you keep this in mind when presenting you could see if the deal makes sense.

My quick answer is that if you have a limited amount of funds that you can churn and you are able to reliable replicate what you have just done and do it in a timely manner (6mos or less), and do so without the churned funds sitting idle for long stretches then you will almost always be better off flipping.

Now they lend that exact same $500k to the next family, possibly churning the same $500k block of funds 6 times in a single year for $10k a pop (12% ROI).If it's not a Fannie/Freddie loan, that money needs to come from you in some way or another -- typically baked into the rate, terms, fees, etc.Basically it's subsidized mortgage v not subsidized mortgage.

You can earn MORE than 12% because you can charge 2 points upfront + 12% so if you can churn your money every 6 months, you're earning 16%, which will give you $36,000 a year in income.
