lol yea i've dealt with a lot of stuff over the years.......................Tenant smoked a big ole' bowl of chronic & left the house while leaving their smoldering bowl inside of a hanging basket on the porch.

If you were my tenant I would give you your walking papers and let you pay some other landlord chronically late.

I always have my bookkeeper send emails reminding them, and usually can keep the chronic late payers to around 10% of my units or less.Best of luck!

However, if the tenant is chronically late and just irresponsible, they get a late fee until they pay on time. 

@Paul Sandhu I wish I could; chronic back issues and working overtime prevent that.

This I hope will allow me quit my day job and work as an owner of my own physical therapy clinics where I may franchise in order to protect myself from automation and give back to the community in ways of health and wellness, education, and chronic pain treatment. 

Its always paid during the month, and they are good tenants overall.With that said, however, if you're talking 30+ days late on a chronic basis, then yes, you definitely need to do something about that.

I have not put in the URI in insomnia yet to see if the QP's are mangled or if it is in fact a DB issue on the backend.

I have faced similar problems in other areas , for ex , I wanted to find a nutritionist/doctor who can help with tweaking my food and suggest supplements to resolve my insomnia and some mild depression i was experiencing around 7 yrs ago .
