Here are the biggest mistaken assumption unsophisticated investors make when contemplating an investment in a deal1- that the Sponsor is an expert in the field of investment2- that investments, economic markets, financial markets are predictable with any accuracy3- that PROJECTED returns are PROMISED / GUARANTEED returns4- that because they NEED their investment to be liquid the sponsor will provide said liquidity5- that the “deal” is more important than the sponsor. 

Exactly on the MLS listing in our market there was a field called BAC and that is where you put in the commish that your offering to a buyers agents.

So I think the operative wird is balance.Note - Most of my career in Construction was spent working for exremely wealthy people that you speak of. ($12 mm dollar houses and all that....)

Early in my career, and being a city boy, it still didn't seem right to me. 

Your “team” is just basically a list of people that are experts in their field that you can call and/or meet-with when you need them.

 I think just a general rule of thumb is if you don't have experience, I'm talking years + and hours + in this field.

I stumbled upon BiggerPockets nearly a decade ago through a podcast, and it’s been one of the most influential resources in my investing career.

After 16 years in my career (RE broker) and 13 years as an investor, I'm at the equity growth stage as well. 

If we could just explain to the young agents or new agents, here and in the field, to add value wherever they go, the clients would come from that.

Don't even really care in what field or capacity.
