@Kenneth D'Souza, the Kissimmee/Davenport/Orlando market offers a large array of purpose-built vacation rental communities with resort amenities.

The generalization that most bad things happen with existing tenants is very broad and likely false.

The numbers give you a range of values for discussion/negotiation purposes, but in reality a deal like this isn't a market rate deal because there isn't a broad "market" for a property like this.

This question might be broad but I am talking specifically between the seller, the lender and the realtors. 

all my work was downtown along with 4 big customs south of Broad in the very best neighborhoods.. 

The current state of the question will get broad answers.

I'm also looking into some groups here in town with broad range of experience and knowledge to see who I can contribute to the group but also benefit as well. 

I can see this principal applying more broadly to AP subject you are raising, but also as the STR legal landscape develops (and the end game there seems to be eventually heading towards a more unified policy and even constitutional argument in front of the Supreme Court, in my opinion) - this may apply very readily to a sound legal strategy for STR protection? 

And these are just the groups big enough to be known more broadly.  

The westside suburbs: Avon, Plainfield, Brownsburg  and Southside suburb, Greenwood are also good.I like Broad Ripple and Butler Tarkington.
