I'm with you on the tax incentive argument: I'm very much a flat tax guy.It's not that rent control is "against the free market" that bothers me.

Truthfully, if the fee wasn’t so high, I wouldn’t even bother with this and maybe just take the leap of faith. 1.

If you can't be bothered proving it to yourself, nobody else has time to do it for you.

I agree with so much of this post but wanted to point out something that bothers me every time I see it and I see it everywhere including in most rental calculators:“My recommendation is 25% of rent to cover vacancy, maintenance, and Cap X for older homes (+20 year), 20% for middle age (5 to 20), and 15% for new homes (you’ll need it eventually).

You will always get disgruntled home owners get mad at you for bothering them.

Is there something more specific that bothers you about how it’s presented ?

Austin, if you're lucky you will get 3, 4 % net , why bother.  

That bothers some on this board.

When I used to go to auctions it was pretty clear when a couple was bidding to buy for their personal residence, and you didn't bother to bid against them.
