Hey bigger pockets family, I'm facing a dilemma that consists of me choosing whether or not to buy a tiny home and put it on my current home's property, creating an ADU to rent out or to save that money that I would put into the tiny home and save for my next purchase.

In many cases bigger banks or lenders have specific programs that cater to first time home buyers and investors. 

In a city like Philly, you will face many challenges - you need to learn the market and know the neighborhood and the block and make sure all of your numbers are within reason, you need very reliable contractors, you need a to understand the permit process, you need to be familiar with market expectations. 

I had purposefully waited as long as I could in case it was blocked, but I figured chances were slim at this point. 

These special assessment were thousands of dollars, and there was no sufficient reserves from the monthly fees to cover these large biggers, so the owner were required to cover the shortfalls out of pocket, what a great way to ruin your cash flow and ROI.There are benifits to condos, including tennis courts, playground, swimming pools, club houses, and fitness facilities.

I heard about bigger pockets from a friend of mine that has successfully built and rented multiple properties in our area. 

Detroit is a great city to invest in one just has to be aware that is is a block by block city and to be careful

The smell has not dissipated, pointing toward a bigger problem than one shampooing can fix, and because the living room carpet was still full of indents from the previous furniture it is unlikely that the carpets were properly shampooed.

However I think in general you would get lower rates going to credit unions than bigger banks though maybe you might get more if they think they can make the money up elsewhere.
