I have a 100 unit portfolio based in Louisville and Lexington KY mixed between SFH, and 4-8 unit apts.Biggest help for me was their ability to insure closer to the purchase price instead of replacement cost. the team is great and I’ve been happy with the claims process.

And be sure you have the ability to fire them at will and settle up so if they aren't progressing how you would expect, you can move on without paying huge penalties or in some cases not having any way of being able to fire them at all (some of the builders' contracts are ridiculously in their favor).

for sure its legal as long as you use an MLO to do the loan and adhere to dodd frank rules for qualifying the borrowers ability to pay..

You could ask that they put a year or so of savings into a separate account on which you have view access or receive a monthly statement so you can see they have the ability to pay future rent.They aren't going to last without other income or savings with income at 1.25x rent.
