I think in any market the best way to buy right is to find an area you like and canvas that area with letters, calls and door knocks, getting out and talking to people.

And I like that you are not cutting corners on things that are required (like code-compliant electrical) to things that are just nice, like backsplash or 3 way switches.Cost-wise, this is really a best-case scenario and it is great that you are pointing this out!

The reality is, while house hacking can be a fantastic way to build wealth, it’s not always as simple as it seems.

Your thesis is basically rent low and accept less desirable tenants so I don't think that is the best thesis to base an investment off.

I'd estimate that I currently have about $300k in equity on my home, and am seriously considering borrowing some of it to invest in real estate, however I have no idea what the best options would be (syndicating, rentals, flips, lending, etc).

There are several ways to find out which cities/areas cash flow and get a good idea of things like market rents, ARV potential, and future appreciation.
