@Matt Schreiber - I do believe it's tough to get 2-4 multifamily to cash flow on the market right now.

Many of my California investor friends believed the same things about CF OOS.  

Big potential downside- both a selling and buying agent are involved here and I believe they're expecting their 3% each. 

 Do you believe you can achieve a better result for your family member trying to sign an assignment contract over retaining the best real estate broker in the market with a robust marketing package while leveraging the sales professional's relationships?

I love the PNW area and believe it has great potential for equity investments.

I believe the ARV could possibly be $150k but i would need to put $80k+ into the property.

I just feel like you’d be way better off joining one of the larger multifamily networks that has actual resources and successful students.I really truly believe that Ryan and Tyler started off with good intentions, but I feel they saw how much money they can make off of tuition and have made a ton of promises that they haven’t kept.

I believe it'll help with eventual resale of the property as well.

I'd love to be able to start that way, but it's impossible in my location.Try to run the numbers and see if it makes sense for you, but for most real estate investors, I believe house hacking is the most intelligent/reasonable place to start.
