Using LVP was a smart choice—it holds up well when wet and is cost-effective to replace.

These two contractors may not like that area, or just had one bad experience, so it would be great if you could explore more of what other experiences people had/have in the city. 

Folks this is meant as a beneficial post and not about good or bad positions.  

Any house here that's sub $100k, on or off market, is going to be so bad it will need $30-75k in rehab.

We were on a very quick timeline and were able to get one quote that didn't seem too bad, but we still were concerned about future resale value.

You know this and the reason I am saying that I am considering in getting a real state license is the connections, the access to listing off market and possibility of earning commission that I can use to increase my portfolio.I think that being an investor agent will help me build a reputation and that can be good or bad.

Lots of wrong/bad numbers and high email bounce rate.

Legal or not if you put the wrong tenants inn your property with out proper (VETTING) it's your fault and if your real estate agent agent puts in a bad tenant it's also your fault.

There were a few other good and bad items.Believe the COO is on BP although he doesn’t frequent.  

There are many choices out there so take some time and check out other systems to see what works for you.
